CO2 Cost Allocation Agent

The tiered model does not apply to non-residential buildings. Anyone who reaches for the familiar table gets it wrong.

Correctly calculates the CO2 cost allocation for non-residential buildings, including the reduction rights.

The most common calculation error starts with the choice of table.

The heating cost statement supplies fuel quantity and CO2 costs; the property is recorded as a non-residential building. Anyone who applies the residential tier table allocates by emissions class instead of splitting the costs equally. On top of that, there are two reduction rights, which apply case by case and must be justified separately in the statement.

1building typeThe property is a non-residential building, so the tiered model does not apply.
2reduction rightsAlongside the fixed 50:50 split, there are two grounds for reduction, each to be checked individually.
12rental unitsThe allocation is applied to the heating cost statement unit by unit.
24lines of justificationEvery unit has its 50% share and its reduction check on separate lines.

The 50:50 split is fixed, both grounds for reduction are justified individually, and the most common calculation error is caught before sign-off: 50% fewer billing errors.

The 50% reduction in billing errors is this agent's headline figure. Twelve rental units and 24 lines of justification represent a mid-sized non-residential building; nobody counted them.

Three steps through the process.

The agent calculates the allocation under the rule for non-residential buildings and sets out both reduction checks individually; tenant management decides whether to apply them in the individual case.

Determine the allocation rule for the building

The agent reads the type of use from the property master data and establishes whether the building is residential or non-residential. For mixed use it separates the floor areas and reports both parts separately.

Check each reduction right individually

For each of the two grounds for reduction, the agent tests it against the details in the property master data and the statement. It notes what it bases its assessment on.

2 reduction checks documented, 1 ground without evidence in the property master data

Report the allocation per unit

The agent compiles the 50% share, reduction check and reference for each rental unit in a single schedule. Tenant management releases it for the statement.

What the agent does not do.

It does not enter the amount in the heating cost statement itself.

It delivers the schedule per rental unit with justification. Tenant management enters and releases it.

It does not decide whether the owner is entitled to the reduction.

It sets out the ground with the details from the property master data and notes what it relies on. Contract management makes the assessment.

Whatever the billing provider supplies as fuel quantity goes into the allocation unchecked.

It takes delivery quantity and CO2 costs exactly as they appear in the heating cost statement and records in the schedule which line each value came from. If a correction comes later, the allocation runs again for all 12 units.

The questions that come up before the first meeting.

How quickly is the CO2 Cost Allocation Agent ready to use?

A pilot typically runs on your own data within 4 to 6 weeks. The agent connects to your existing systems rather than running as a separate, parallel environment.

Where is the data processed?

EU cloud or private cloud. Processing is GDPR-compliant and models are never trained on your data. Details in the Trust Center.

Where does the figure “50% fewer billing errors” come from?

It is based on experience from comparable projects and process benchmarks, not a commitment. We establish the realistic effect for your organisation in the assessment before the pilot.
